E-Metro Logistics Park, Bukit Raja: Metrohub Specs, Occupancy and What Tenants Should Check
E-Metro Logistics Park is a 177-acre freehold logistics park in Bandar Bukit Raja 2, Klang, run by SDPLOG, the Sime Darby Property and ESR joint venture. Metrohub 1 and 2 are fully let, Metrohub 4 (about 1.38 million sq ft) opened in July 2026 and Metrohub 3 is due in Q3 2027. Space is leased in large blocks, from about 40,000 sq ft.
Key Takeaways
- E-Metro Logistics Park is a 177-acre freehold logistics park in Bandar Bukit Raja 2, Klang, developed by SDPLOG, the joint venture of Sime Darby Property and ESR. It was announced in 2022 with a target of 8 million sq ft of gross lettable area at completion.
- Four buildings are named so far. Metrohub 1 and Metrohub 2 are fully occupied, Metrohub 4 (about 1.38 million sq ft) opened on 10 July 2026, and Metrohub 3 (about 840,000 sq ft) is scheduled for the third quarter of 2027.
- The Metrohubs are two-storey ramp-up warehouses. Metrohub 1 has clear racking heights of 11.2 m on Level 1 and 10.0 m on Level 2 and floor loading of 3 tonne/m² and 2.5 tonne/m².
- Space is let to tenants in large blocks: Metrohub 2 was planned as seven spaces of 75,000 to 230,000 sq ft, divisible to 40,000 sq ft. Smaller users and buyers who want to own usually look at factories in the surrounding BBR Business Park instead.
- Metrohub 3 will include dedicated storage for dangerous goods, aimed at imported electric vehicle parts such as lithium batteries.
What is E-Metro Logistics Park and who owns it?
E-Metro Logistics Park sits inside Sime Darby Property's Bandar Bukit Raja township in Klang. The park's own site describes it as a 177-acre freehold industrial development with 8 million sq ft of industrial and logistics space, close to the West Coast Expressway interchange and linked to the Klang Valley by four expressways. It is the first investment of SDPLOG, the fund platform set up by Sime Darby Property with LOGOS. The 2022 and 2023 announcements were made under the LOGOS name; SDPLOG's site and the 2026 announcements now name the partner as ESR.
When the plans were unveiled in July 2022, The Edge reported that the park was aimed at e-commerce players, third-party logistics (3PL) operators, freight forwarders, retailers and light industrial companies, and that Metrohub 1 and Metrohub 2 were planned at 1.2 million sq ft and 800,000 sq ft of lettable area. In July 2026, the Klang City Council (MBDK) reported that the expansion was funded by institutional investors in Sime Darby Property's RM1 billion Industrial Development Fund.

J&T Distribution Solutions was the first tenant of Metrohub 2, taking about 21% of the building with an option for a further 23%, according to the NST in May 2023. In Metrohub 4, the beverage chain Mixue has taken 13.4% of the net lettable area for its regional distribution centre. Once Metrohub 3 is finished, the portfolio in the park will exceed 4.2 million sq ft, about half of the 8 million sq ft master plan.
What are the warehouse specifications?
The published specifications show quickly whether a Metrohub fits your operation:
- Two storeys with ramps. Trucks drive up to Level 2. Metrohub 2 lists a ramp to Level 2 that is 12 m wide. Ask which level your space is on, because Level 2 has lower floor loading and clear height in Metrohub 1.
- Clear height and floor loading. Metrohub 1: 11.2 m and 3 tonne/m² on Level 1, 10.0 m and 2.5 tonne/m² on Level 2. Check these against your racking design and forklift wheel loads.
- Docks. Metrohub 2 has 89 loading bays with dock levellers and 17 truck parking bays.
- Fire protection. NFPA standards with ESFR sprinklers in both buildings, which suits high-bay racking of ordinary goods.
- Power. Metrohub 2 lists utility capacity of 300 A for automation. If you plan cold rooms, heavy conveyor lines or many EV chargers, ask for your unit's own allocation in writing.
- Green ratings. ESR lists Metrohub 1 as Green RE (Silver) and LEED certified; the newer blocks target LEED Gold with solar systems, EV charging and LED lighting, according to MBDK.
- Traffic. SDPLOG describes a 120 ft wide main junction road with heavy and light vehicles separated, plus driver rest areas and cafeterias.
Who is E-Metro right for, and who should look elsewhere?
E-Metro suits a tenant that needs tens of thousands of square feet of modern, sprinkled, multi-dock space near Port Klang and is happy to lease rather than own. Metrohub 2's smallest planned division was 40,000 sq ft, and Metrohub 1 was designed in blocks of about 100,000 sq ft (about 10,000 m² in ESR's listing).
It is a weaker fit if you need:
- Under 40,000 sq ft. A detached or semi-detached factory in the surrounding estate, or a warehouse in Shah Alam, is usually the realistic choice. See warehouses for rent in Shah Alam and the Shah Alam U10 logistics park.
- To own the building. The Metrohubs are let to tenants. Buyers look at factories and land nearby.
- Heavy power or process use. A multi-tenant logistics shed is planned for storage and distribution; a plant with heavy machinery normally needs its own TNB supply and the right land use.
- Hazardous goods before 2027. Dedicated dangerous-goods storage is planned for Metrohub 3, due in Q3 2027.
FactoryHub's logistics and e-commerce warehouse requirements page lists the floor, height and dock checks to run on any shortlist.
What do factories and land around Bukit Raja cost?
E-Metro space is leased, so there are no registered sale prices for the Metrohubs. For the estate around it, the JPPH-registered transactions for Bukit Raja (latest month August 2026) show:
| Type (24 months) | Deals | Median price | RM psf of land |
|---|---|---|---|
| Industrial land | 20 | RM13.54 million | RM155 |
| Detached factory | 16 | RM14.9 million | RM342 |
| Semi-detached factory | 19 | RM9.8 million | RM446 |
These are the registered records available so far, not every deal. Every psf figure is per sq ft of land, not built-up. Over the 12 months to August 2026 the data records 36 industrial deals in Bukit Raja worth RM215.9 million.
What should a tenant check before signing?
- Level, height and loading of the exact space offered, not the building average.
- Dock count per space and whether truck parking is shared.
- Power allocation for your unit, and who pays for any upgrade.
- Fit-out rules: racking anchoring, mezzanine office use and any limits on storing batteries, chemicals or aerosols.
- Service charges and reinstatement at the end of the lease.
- Stamp duty on the tenancy agreement. FactoryHub's tenancy stamp duty calculator gives the figure for your rent and term.
