Kundang Warehouse on the LATAR Expressway: Access, Land and Approval Checks
Kundang works for warehouses that serve the northern Klang Valley: the LATAR Expressway links it to the North-South Expressway and the GCE at Kuang. Its two interchanges are half interchanges, so test lorry routes first. JPPH-registered Rawang & Kundang warehouse deals show a median RM5.61 million at RM147 psf of land, and the WCE link is targeted for 1Q 2027.
Key Takeaways
- Kundang sits on the LATAR Expressway (E25), a 32 km tolled road from Ijok to Templer Park that opened on 23 June 2011. The Kuang interchange next to Kundang links it to the North-South Expressway and the Guthrie Corridor Expressway.
- The two Kundang interchanges are half interchanges: Kundang West only serves traffic exiting eastbound and entering westbound, and Kundang East the reverse. Check which one your lorries will actually use before you sign.
- JPPH-registered data for Rawang & Kundang shows 6 warehouse deals in 24 months at a median RM5.61 million and RM147 psf of land, and 117 industrial land deals at RM56 psf of land.
- Kundang falls under Majlis Perbandaran Selayang (MPS) and was a tin mining area, so ground conditions, river discharge and business licences deserve extra checks.
- The new KLIP Plus park by Adenland targets SMEs, light industry, logistics and warehousing users rather than very large manufacturers.
Where is Kundang and why do logistics users look at it?
Kundang is in the northwestern part of the Klang Valley, between Rawang, Sungai Buloh and Bandar Puncak Alam. According to The Edge, the area was opened up by tin mining companies in the early 20th century, later turned to rubber and papaya, and was reachable only by old, narrow roads until the LATAR Expressway was completed in 2011.
That road changed the logic of the place. A warehouse in Kundang can reach the North-South Expressway northern route and the Guthrie Corridor Expressway (GCE) through the Kuang interchange, and Rawang town and the Kuala Lumpur to Rawang highway (Federal Route 1) through the Templer Park interchange at the eastern end of LATAR. Prolintas, the GCE operator, describes the GCE as a 54.4 km expressway with 9 interchanges that connects Shah Alam to Rawang and gives access to the North-South Expressway through LATAR. For a distributor serving both the northern Klang Valley and Shah Alam, that combination is the main reason to shortlist Kundang.
Developers are now following the road. In February 2026 Adenland launched KLIP Plus (Kundang Latar Industrial Park Plus), a RM535 million park on the 69 acre northern part of a 150 acre leasehold tract beside the LATAR Kundang exit. Its chief executive told The Edge that the target buyers are SMEs, light industrial operators, logistics and warehousing businesses, and flexible-use investors, and that the park was never meant for very big manufacturers. You can see the other parks in the area on our Kundang area page and the Kundang Industrial Park page.
How do the LATAR interchanges at Kundang work for lorries?
This is the point most people miss when they view a unit. The LATAR junction list shows two Kundang interchanges, roughly 3 km apart, and each one only works in two directions:
| Interchange | Approx. km on LATAR | Movements allowed |
|---|---|---|
| Kundang West | 16.7 | Exit for eastbound traffic, entry for westbound traffic |
| Kundang East | 19.6 | Exit for westbound traffic, entry for eastbound traffic |
| Kuang | about 21 to 22 | North-South Expressway northern route and GCE |
| Templer Park | about 30 | Federal Route 1 to Rawang, Serendah and Selayang |

In practice, a lorry coming from the Kuang side may exit at one interchange while a lorry heading back toward Kuang has to enter at the other. If the warehouse sits closer to one of them, part of your daily trips will run through Jalan Kundang or village roads to reach the right ramp. Drive both routes with a lorry driver before you sign, at the hours your trucks will run, and check turning space at each junction for a lorry pulling a 40 ft container if you handle containers.
Tolls on LATAR are fully electronic. Payment at all LATAR toll plazas has been by Touch 'n Go card or SmartTAG since 2 March 2016, so make sure every vehicle in your fleet is set up before the first run.
What changes when the West Coast Expressway is complete?
The western end of LATAR at Ijok is planned to connect with the West Coast Expressway (WCE) at Assam Jawa. The Edge reported in 2021 that the WCE would be accessible from LATAR at the Jalan Kuala Selangor exit. As of August 2026, The Star reported that WCE Holdings links the full completion of the expressway to the opening of sections three, four and seven in Selangor, with completion targeted for the first quarter of 2027.
For a Kundang warehouse, a completed WCE would add a coastal route toward the Klang side and the northern states that does not rely only on the North-South Expressway. Until the remaining sections open, treat it as a future option rather than a reason to pay more today, and plan your port runs on the routes that exist now. If port access is your main need, also compare Kundang with sites on our Klang port corridor page.
What do registered prices and rents look like in Rawang and Kundang?
FactoryHub groups Rawang and Kundang together in its JPPH-registered data. These are recorded deals, not asking prices, and not every unit sold or rented. Every sale psf below is per sq ft of LAND, not built-up area. Latest month: July 2026.

The full breakdown is on FactoryHub's Rawang & Kundang transaction prices and rents. Because only 6 warehouse deals were registered in 24 months, many logistics users here end up renting a detached factory or buying land to build. What should you check before renting or buying a warehouse in Kundang?
Zoning and use class. Make sure the title and the local plan allow your activity. Storage and distribution usually sit easily in a light industrial zone, but repacking, chemicals or cold rooms with large refrigeration plant may raise questions. Ms Teh's guide on light, medium and heavy industry explains how the categories work in Selangor.
Tenure. The 150 acre KLIP Plus tract is leasehold, and leasehold and freehold stock sit side by side in the area. Count the years left on the lease, because banks and later buyers will.
Ground conditions. Kundang has a long tin mining history, and Tasik Biru Seri Kundang, its well known landmark, is an old mining pool. For land you plan to build on, budget for a soil investigation before you commit, because heavy racking and truck yards need firm ground.
Licences and tenant activity. In November 2020, Kosmo reported that MPS inspected 62 premises in a light industrial area at Jalan Velox 2, Rawang, and ordered 17 that had no licence or an expired one to close immediately, each with a RM1,000 compound. Pollution from one premises had stopped four water treatment plants the day before. The state committee chairman asked owners to watch what their tenants do. For warehouse buyers, that means checking the business licence, the Certificate of Completion and Compliance (CCC) and drainage before you sign, and writing permitted use clearly into any lease.
Park management. KLIP Plus is gated and guarded but not stratified: Adenland plans to help set up an owners' association while the local authority maintains the infrastructure. Ask who pays for guards and common areas, and how much.
Floor, height and power. For racking, confirm clear height, floor loading, the number of loading bays and the electricity supply in writing from the owner or the developer, not from a brochure.
Is Kundang right for your operation?
Kundang suits distributors and light industrial users who serve the northern Klang Valley and need the North-South Expressway and the GCE close at hand. It suits less well a business that needs daily container runs to Westport today, or a heavy manufacturer, because the newest park there is planned for SMEs and light users. If Kundang is close but not quite right, compare it with Rawang and the rest of the North Selangor corridor.
