Factory Near Perodua in Sungai Choh: What Automotive Suppliers Should Check

Written by Jason Low, PEA 1478 · Updated

Short answer

Perodua's two assembly plants sit on its 522-acre site in Sungai Choh, Rawang, with capacity of up to 320,000 vehicles a year, and it bought RM11 billion of parts from Malaysian vendors in 2025. A supplier factory nearby should have an approved use that covers your process, enough power for presses, a slab for heavy machines and an easy lorry route. Check each lot against the Sungai Choh Special Area Plan at MPHS.

Key Takeaways

  • Perodua's headquarters and its two vehicle plants, Perodua Manufacturing (PMSB) and Perodua Global Manufacturing (PGMSB), sit on a 522-acre site in Sungai Choh, Rawang, with a combined capacity of up to 320,000 vehicles a year.
  • Demand from the plant is real and growing: Perodua built 370,370 vehicles in 2025 and bought RM11 billion of parts from Malaysian vendors that year.
  • The Sungai Choh industrial area has its own gazetted Special Area Plan 2020, kept by the Hulu Selangor council (now MPHS). Check a lot against it before you buy.
  • For a parts factory, the deal breakers are usually power supply, floor loading for presses, lorry access, and an approved use that covers your process (stamping, painting or plastics are not all the same class).
  • Registered JPPH figures for Serendah show detached factories at a median RM7.75 million and RM139 psf of land over 24 months to July 2026.

Where exactly is Perodua's plant in Sungai Choh?

Perodua's own corporate page places its headquarters on a 522-acre site in Sungai Choh, Rawang. The site holds the corporate building, two vehicle manufacturing plants, a research and development facility with a test track, a distribution stockyard, a parts centre and a training centre. The two assembly plants, PMSB and PGMSB, can together produce up to 320,000 vehicles a year, and Perodua says it employs about 11,500 people directly and about 100,000 when its suppliers and dealers are counted.

Sungai Choh itself is the industrial belt between Rawang town and Serendah. Addresses there use 48000 Rawang or 48200 Serendah, which is why factories a few hundred metres apart can carry different town names. The area sits in Hulu Selangor district: the Sungai Choh Industrial Park Special Area Plan 2020 received state assent on 26 March 2014 and is kept for inspection by the Hulu Selangor council, which was upgraded to Majlis Perbandaran Hulu Selangor (MPHS) in October 2021. See the Sungai Choh area page for the estates inside it, including Rawang Corporate Industrial Park (RCI Park).

Why are suppliers looking for factories near Perodua now?

Three things in the public record point to steady supplier demand around the plant:

  • Volume. Perodua produced 368,100 vehicles in 2024, above its 320,000-unit rated capacity, according to Bernama. In 2025 it went further, to 370,370 units, with 359,904 registrations.
  • Local buying. It bought RM11 billion of parts from domestic vendors in 2025, against an estimated RM10.8 billion planned at the start of the year.
  • Investment. Its 2025 capital expenditure of RM1.6 billion went to plant upgrades, expanded stamping capacity, new model development and tooling, more than double the RM797.5 million of 2024.

The electric vehicle programme adds another layer. Perodua launched the QV-E on 2 December 2025 and said more than 52 local vendors were involved. A Nikkei report carried by KrASIA said the Rawang smart mobility plant would start with 1,500 cars a month and that Perodua expects its EV vendor count to reach 70 by 2030. In September 2026 Tan Chong Motor Holdings disclosed a three-year master agreement, from 1 June 2026 to 31 May 2029, under which its subsidiary provides ED coating, painting, assembly line rental and related services to Perodua for the BEV project in Serendah.

None of this guarantees work for a given supplier, but it explains why parts makers ask about factories within a short lorry run of the Sungai Choh gate.

What should a parts maker check in a factory there?

Treat every unit as a separate case, because many Sungai Choh factories are owner-built detached buildings on individual lots.

Approved use and land category

Read the land title for the category of use and the express condition, then compare the lot with the special area plan at MPHS. A unit approved for light assembly may not cover metal stamping, spray painting or plastic injection with heavier equipment. Ms Teh's guide to light, medium and heavy industry explains how the classes and Department of Environment buffer distances work.

Power supply

Presses, welding lines and paint ovens draw far more current than a warehouse. Ask the owner for the latest electricity bill and the size of the substation or meter, and if you need more, raise it with TNB before you sign, not after.

Floor, height and cranes

Check the slab design for press foundations and coil storage, the clear height under the roof truss, and whether crane beams are built in. Adding a gantry crane to a building not designed for it is costly.

Lorry access

Delivery runs to an assembly plant are frequent. Walk the route from the gate to the main road with your longest and heaviest lorry in mind: turning radius, road width, weight limits on bridges and whether trailers can wait off the road.

Approvals that come with your process

Painting, plating and some plastics processes can bring DOE requirements, and fire safety (Bomba) approvals follow the building's use. Budget time for these in the lease or purchase timeline.

How much do factories cost around Sungai Choh?

Sungai Choh deals are recorded under the nearby areas. JPPH-registered transactions for Serendah, latest month July 2026, show:

Type (24 months) Deals Median price Psf of land
Detached factory 8 RM7.75 million RM139
Semi-detached factory 29 RM3.16 million RM201
Industrial land 69 RM2.52 million RM35

For Rawang & Kundang, the registered data shows 16 detached factory deals in 24 months at a median RM6.92 million and RM237 psf of land, and a median factory rent of RM1.30 psf/month across 24 registered tenancies. These are the registered records available so far, not every deal in the area, and every sale psf is per sq ft of land.

Buy, rent or build near the plant?

  • Rent suits a supplier on a fixed-term contract. Match the tenancy to your supply agreement and ask for an option to renew; the Tan Chong agreement above runs three years with a two-year extension option, a useful reference for how long a programme commitment can look.
  • Buy suits a supplier with a long-running part and its own heavy equipment, because press foundations and power upgrades are hard to move.
  • Build on industrial land gives control over layout but adds planning, building plan and utility approvals. Serendah's UMW High Value Manufacturing Park and the Bukit Beruntung industrial area are the nearby options if nothing in Sungai Choh fits.
