Elmina Business Park is the newest large estate on the Sungai Buloh side of the northern corridor and the only one in this guide with a single master developer, freehold titles and a published masterplan. Its first ready-built factories sold out at launch in 2022, and the Google data centre projects show that large users with heavy power needs are already there. For SMEs, the trade-off against older Sungai Buloh, Kundang or Rawang estates is price: newer freehold semi-D and detached factories here sit at the top of the local range, while older leasehold estates nearby are cheaper to buy or rent.
